Why did you start Macan Group?

I'd worked across enough builds to see the same pattern repeat. Volume builders chasing volume, clients chasing answers, no one really owning the outcome. I wanted to run something the opposite way — fewer projects, the same people across the whole build, and the client actually knows who's responsible when something needs a decision. That's Macan.

Who are the right clients for Macan?

Homeowners who care about getting it right and aren't in a hurry to cut corners to save a week. People who've usually done their research, sometimes talked to two or three other builders, and worked out they want a hands-on relationship rather than a sales-and-then-handover one. We work best with people who treat the build as a partnership.

What's the most common mistake homeowners make before signing with a builder?

Comparing fixed prices that aren't actually fixed. Two builders can quote the same number, but one has the site fully investigated and selections specified, and the other has twenty open provisional sum lines that will move once construction starts. The contract sum at signing isn't the price you'll pay — the question to ask is how many of those open lines exist and why.

Why fixed-price contracts?

Because the builder should carry the cost risk, not the homeowner. If we've done our job in design and engineering — site investigation, soil classification, full specification — we know what the home will cost to build. Asking the client to absorb our estimation gaps via cost-plus or via PS variations isn't an insurance product, it's a transfer of risk we should be holding ourselves.

What's something Macan does that other builders don't?

We cap the number of homes we take on per year. That's it — that's the whole differentiator. Caps mean the same project manager and supervisor stay across the build, decisions don't queue, the quality stays consistent through to handover. Every other thing we do — fixed-price, the warranty, the communication — flows from the cap. Volume builders can't do it because their economics don't work without volume.
